Staff <br /> conducted a preliminary review based on the information provided and recommends the following items be submitted <br /> or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 11-8-2017 was submitted. City Staff has reviewed the survey and has <br /> the following comments: <br /> a. Show the average lakeshore setback line. <br /> b. Show location of erosion control measures. -- num ur1Vt 10 2 <br /> c. The property is located in the LR-1A zoning district which requires a 30' side yard setback for lots of <br /> conforming widths of 200'. Since this lot is 83' wide the minimum allowed side yard setback is 10'. <br /> The survey should be revised so the addition meets the required side yard setback. J OG+j gen of\ • <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City s survey <br /> standards (enclosed). Please note,our engineer has not reviewed the survey, so additional comments may <br /> be forthcoming. <br /> 2. Hardscape Plan. The survey shows changes in the hardscape. Hardscape is proposed to be removed from the <br /> 75'setback and replaced with a patio at the 75'setback line. Please provide us with a copy of a hardscape plan <br /> identifying any proposed patios,grading,sidewalks,retaining walls,unless all the proposed changes are already <br /> included on the survey.
