CERTIFICATE OF SURVEY FOR
CHRIS & DARLA TWOMEY
OF LOTS 1 & 2, BLOCK 18, SAGA HILL REVISED
AND IN GOVT LOT 3, SEC. 7-117-23
HENNEPIN COUNTY, MINNESOTA
n 20 40
SCALE IN FEET - - .
Temporary Erosion Control and Sequencing
1. Install perimeter control fencing per the standard detail plates. No more than
600 linear feet of silt felice should be continuous and collecting at one point.
Undulate the silt fence or use "simles" or crescents of silt fence.
2. Install a rock construction entrance per the standard detail plate. Rock pad
exits are needed where the site exits to the private drive. Rock pads should
be 3 inch rock, 6 inches deep, and 75 feet long and span the full width of the
exit. Geotextile fabric should be placed under the rock.
3. Use horizontal slope grading
4. Install erosion control around any temporary dirt stockpile areas.
5. The contractor for the project shall inspect all erosion control BMP's after
each rainfall and repair as necessary and remove sediment from silf fences
if it reaches 1/3 capacity.
8. The contractor shall schedule his operations to minimize the amount of
disturbed area at any given time. The contractor shall limit his activities
to the grading limits as shown.
9. Remove all temporary BMP's once the site has reached final stabilization (a
uniform perennial vegetative cover with a density of 70 percent over all pervious
surface areas).
Permanent Erosion Control
1. All exposed soils on site must be stabilized with in 3 days:
a. Stabilization on slopes flatter than 4:1 consists of disc -anchored
mulch and seed; stabilization on slopes greater than 4:1 and in areas
of concentrated flows consists of erosion blankets and seed.
2. Temporary mulch and seed is needed for exposed areas which sit fallow for
3:1 or steeper in 7 days, 3:1 to 10:1 in 14 days, and flatter than 10:1 in 21
days. Also open stockpiles need to have temporary stabilization if they are to
remain inactive for more than 7 days.
o
V :
I 1 \ \
I I \ \
s
J
/ \ o \
l NW COR 0
LOT 1, BLOCK 18,--...Q
SAGA HILL/,REVISED
rl -
,-
II -
I
,II
I I I c)
A /
j
DRIVEWAY i
I•
EAS EMENT•`
I•.
I
\ 1
/ \ O
.% J \
EX w
HOUSE
_
\
#4423 t' i\ 1.77
✓ yx
 - 1
PROPOSED ELEVATIONS
(VERIFY WITH ARCHITECT)
BASEMENT 949.0
FIRST FLOOR 960.5
GARAGE (UPPER) 958.5
GARAGE (LOWER) 949.5
LEGAL DESCRIPTION OF PREMISES:
Parcel 1
Lots 1 and 2, Block 18, SAGA HILL REVISED;
-:a,!so that part of the vacated portion of Washburn Street lying between -the North
line of said Lots, the center of County Road No. 133 (now known as County
Road No. 19) and the extension northward of the West line of Lot 1 and of the
East line of Lot 2, except any part thereof lying northwest of the centerline of the
canal.
Parcel 2
That part of Government Lot 3, Section 7, Township 117 North, Range 23 West
of the 5th Principal Meridian, described as: Commencing at the Southwest corner
of said Lot 1, Block 18, Sage Hill Revised, Hennepin County, Minnesota, where it
intersects the shore line of Lake Minnetonka, said corner being 353.6 feet south
of the Northwest corner of said Lot; thence westerly 26 feet along the shore of
Lake Minnetonka to an iron post; thence on a line running northeasterly to a point
in the westerly line of said Lot 1 distant 104.2 feet south from the Northwest
corner of said Lot; thence south along the westerly line of said Lot 1 to the point
of beginning.
o Denotes Iron marker
0 : Denotes Hennepin County right-of-way marker
--944-- Denotes existing contour line, mean sea level datum
Denotes proposed contour line, mean sea level datum
W875 Denotes proposed spot elevation
Bearings shown are based upon an assumed datum
This survey shows the boundaries of the above described property, and the
topography of the land, and the location of an existing house, boathouse,
and the lake side of houses on adjoining properties, and the proposed
location of a proposed house and driveway.
