The City <br /> Engineer has reviewed the as-built survey compared to the approved building permit survey (Permit <br /> #2010-01195). Their comment memos are attached. Additionally, the following issues have been <br /> identified and must be resolved prior to issuance of a certificate of occupancy (C.O.): <br /> ✓ Unapproved hardcover, consisting of a retaining wall and stone steps, was added within in the <br /> 0-75' zone. The retaining wall must be removed. The stairs are a considered permitted <br /> hardcover, however should have been approved. <br /> ✓ At the time of permit, hardcover within the 75' to 250' zone was limited to 9,160 square feet or <br /> 24.6% plus the existing boat house within the 0 to 75' zone for a total of 24.6%. The as-built <br /> hardcover level within the 75'to 250' zone is showrn as 9,516 square feet plus the 0-75' zone <br /> hardcover of 309 square feet. The result is 75' to 250' hardcover at 25.7%; 0.7% over the <br /> allowed level. Hardcover must be removed to reach 25%. <br /> ✓ Unapproved retaining walls were constructed which encroach within five feet of adjacent <br /> property lines. These retaining wrall encroachments are not allowed. <br /> ✓ Field changes were made during construction without prior approval. Those changes are <br /> detailed within the City Engineer's comments and appear to largely consist of driveway, <br /> retaining walls, stone walls, and grading. <br /> The site does not conform to the approved plan submitted with building permit#2010-01195; therefore <br /> a C.O. will not be issued at this time. In order to obtain a C.O. for the project all unpermitted hardcover <br /> and unapproved retaining walls which do not meet the required 5-foot setback from property lines must <br /> be removed; and all identified grading plan issues must be resolved.
