Staff conducted a preliminary review based on the information provided and recommends the <br /> following items be submitted or revised in order for your application to be considered complete and for the plan review <br /> to continue: <br /> 1. Certiflcate of Survey. An electronic copy of a sunrey dated January 14, 2016 was submitted, however the <br /> survey does not match the proposed plans,for example the stairs shown on the survey are 3'-5"wide and the <br /> plans show the stairs to be 3'wide. Please have the survey updated to reflect the plans and submit two copies <br /> of an updated,full-size certificate of survey which meets all of the City's survey standards (enclosed). Also, <br /> please have the survey updated to reflect the elevation of the lower deck,i.e.how far is the new portion of the <br /> lower deck above existing topography. <br /> 2. Construction Plans. The plans submitted are not to scale. Please submit two sets of constructions plans to <br /> scale. <br /> 3. landscape Plan. Will there be any changes to the landscaping with the proposed lower deck? If so,the City <br /> requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. <br /> patios,grading,sidewalks,retaining walls,etc. The plan should include the name of the individual performing <br /> the work. Any proposed patios, grading,sidewalks, retaining wralls shown on the landscape plan should also <br /> be reflected on the survey. <br /> � 4. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Please <br /> __ , have the surveyor prepare updated hardcover calculations after the survey has been updated. Enclosed is a <br /> �.(��;� '� copy of the City's Hardcover Information Packet. <br /> ��1 5. Escrow&Escrow�reement. Permits involving grading and/or review by the City's engineer require submittal <br /> of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City <br /> for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee <br /> ���✓ conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow <br /> ' . � amount for this project is$700.
