In 1992, <br /> hardcover regulations were added for properties within 300 feet of Painters, Long Lake, Wolsfeld, Stubbs Bay, <br /> and Dickey Lake creeks. Hardcover is any surFace that does not allow direct absorption of rainfall into the <br /> ground. Limiting hardcover helps improve water quality and promotes aquifer recharge. <br /> HARDCOVER ALLOWED <br /> Distance from the ordinary high water <br /> OH of a lake or to of bank of a creek Amounfi of Hardcover allowed <br /> 0 to 75 feet No hardcover except lake access stairs when needed, <br /> an 8'wide driveway when needed, a dock landing of <br /> up to 32 square feet, and retaining walls approved by <br /> a conditional use ermit. <br /> 75 to 250 feet 25%of the ro e within that zone <br /> 250 to 500 feet 30%of the ro within that zone <br /> 500 to 1000 feet 35%of the ro e within that zone <br /> HARDCOVER INCLUDES: <br /> • Roois <br /> • Sidewalks, steps, and patios <br /> • Decks, including decks on play equipment(even if there are gaps between the boards) <br /> • Driveways, regardless of surface material <br /> • Tops of retaining walls, including boulder walls, and isolated boulders <br /> • Landscape areas underlain by weed control fabric of any sort. <br /> • Swimming Pools <br /> • Porous or pervious pavement <br /> • Tennis or Sport Courts <br /> • The portion of a roof overhang that e�ctends more than 2 feet from the wall <br /> • Any other vehicle, material, equipment, or structure that prevents absorption of rainfall and is maintained <br /> in the same location long enough that no vegetation grows under it. <br /> ASSUMED HARDCOVER <br /> The following items must be included in hardcover calculations regardless of whether or not they are proposed to <br /> be constructed: <br /> 1. A iwo car garage(detached or attached). <br /> 2. A driveway to any garage or storage area with a door wider than six feet <br /> 3. Minimum dimensions for driveways(see drawing on reverse side) <br /> 4. 24 inch wide sidewalk from the front door to the driveway and stairway/landing at exterior doors <br /> EXCHANGE OF HARDCOVER <br /> If a property exceeds allowed hardcover Staff does not have the authority to approve new hardcover even if an <br /> equal amount of hardcover is removed. <br /> SURVEYS AND HARDCOVER CALCULATIONS <br /> When a building permit is requested for expansion or construction of a structure a survey and hardcover <br /> calculation worksheets may be required to demonstrate compliance with hardcover regulations. <br /> This is an information sheet Every efl`ort has been made to insure the accuracy of the information contained herein;however, <br /> if any info�nation is not consistent with provisions of the City Code, the Code provisions will prevail. <br /> -1 - <br />
