Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated June 9, 2017 was submitted with the application. Please provide two <br /> copies of an updated, full-size certificate of survey which meets all of the City's survey standards (enclosed) <br /> addressing the following comments: <br /> a. The survey should accurately show the third bedroom,4-season porch and deck. <br /> b. Cantilever on the rear of the house should be shown. <br /> c. Show the location of the well. <br /> d. A sidewalk is required from the driveway to the front door. <br /> e. Landings for service doors and stairs should be shown. <br /> 2. Hardscape Plan. Prior to the issuance of the building permit a hardscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e. patios,grading,sidewalks, retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> rectif <br /> retaining walls shown on the hardscape should also be reflected on the survey. ^' Sn AIL <br /> 3. Hardcover Calculations. The property is located in Tier 2 of the Stormwater Quality Overlay District which <br /> allows 30% of the property to be covered in hardcover. Please have the hardcover calculations updated to <br /> address the following comments: <br /> a. The front porch is shown as 66 sf when actually it's 104 sf. <br /> b. Accurate square footage of house including third bedroom. <br /> c. Sidewalks, landings, etc. <br /> For your reference enclosed is a copy of the City's hardcover information packet. <br /> It is recommended the property owner consider adjusting the driveway so as not to encroach onto the neighboring <br /> property. Also this plan does not depict proposed work with the railway ROW however it does depict existing <br /> encroachments. Any future encroachments should be coordinated with the Hennepin County Railroad Authority. <br /> Separate permits are required for sewer disconnection and reconnection. <br />
