Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in order <br /> for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. An 11 x 17 copy of the survey dated 10-13-2017 was submitted. The survey is not to scale. <br /> Please provide two full-size copies of the survey addressing the following comments: <br /> rd-- o____________---a. Show the elevations for the proposed retaining wall and stairs forward of the average lakeshore setback. <br /> SiV14 Vb. Show the elevations of the stairs leading off the deck on the south side of the house. <br /> c." Will there be a landing outside the French doors/walkout? If so,the survey,hardscape plan and hardcover <br /> ro ., O 0�2' -eY calculations should be updated. <br /> P ease note,our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Hardscape Plan. Please provide us with two full-size copies of the hardscape plan showing all the proposed <br /> ' exterior/hardscaping improvements,i.e. patios,grading,sidewalks,retaining walls,etc. The plan should include the <br /> GOname of the individual performing the work. Any proposed patios,grading,sidewalks, retaining walls shown on the <br /> i,• hardscape plan should also be reflected on the survey. <br /> 3. Escrow& Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of <br /> an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out- <br /> of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with <br /> City Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is <br /> ___6,.._ <br /> $1,000. The escrow agreement is enclosed.
