�O� <br /> O 4 <br /> CITY of ORONO <br /> a � <br /> ti <br /> ��� �G~' R ESOLUTION OF TH T OUNCI L <br /> `�kE8H.04' NO. �� � � <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File 07-3329. <br /> 2. The property is located in the LR-1C One Family Residential Zoning District <br /> which requires a minimum lot area of 0.5 acre and a minimum lot width of 100'. <br /> 3. The Planning Commission reviewed this application at public hearings held on <br /> November 19, 2007 and January 22, 2008 and recommended approval of <br /> variances based on the following findings: <br /> a. The property contains 5,925 s.f. (0.13 acre) in area and has 47' in width. <br /> b. The lot is substandard in area and a residence has existed on the property for <br /> many years. <br /> c. There is no additional land available to bring the ]ot width or lot area into <br /> conformity. <br /> d. The Applicant submitted a revised proposal following the direction given by <br /> the Planning Commission at the November 19, 2007 public hearing meeting. <br /> e. The hardcover variance request as revised reflects reductions in both the 0-75' <br /> and 7�'-?�U' zones. <br /> f. The 66 s.f. shed should be removed. <br /> g. The revised, proposed second-story complies with average ]alceshore, both <br /> side yard, and rear (street) yard setback requirements. The second-story is <br /> proposed to be setback 64' from the lake where a 75' setback is required. <br /> 4. The City Council has considered this application including the findings and <br /> recommendation of the Planning Commission, reports by City staff, comments by <br /> the Applicant and the public, and the effect of the proposed variance on the <br /> health, safety and welfare of the community. <br /> Pa�e 2 of 5 <br />
