Tel 651-636-4600 <br /> Fax 651-636-1311 <br /> www.bonestroo.com <br /> �Bonestroo <br /> May 2, 2007 <br /> Ms. Evelyn Turner <br /> Planner <br /> City of Orono <br /> Post Office Box 66 <br /> Crystal Bay, MN 55323 <br /> Re: 3605 North Shore Drive <br /> File No. 000139-07000-1 <br /> Grading Plan for Building Permit <br /> Dear Evelyn: <br /> We have reviewed the grading plan for the proposed house at 3605 North Shore Drive received 4-26-07. <br /> We have the following comments with regards to engineering matters: <br /> • The slope on the downstream half of the swale to the west of the house is approximately 1.2%. <br /> The swale should have a slope of at least 2%. <br /> • The proposed slopes adjacent to the south,west,and north edges of the house and garage exceed <br /> the maximum allowable of 3:1. The grading plan should be revised such that slopes do not exceed <br /> 3:1. <br /> • A proposed 934 contour line appears to terminate near the proposed concrete area at the <br /> northeast corner of the house. The contour line should be extended to tie into an existing 934 <br /> contour. <br /> • The proposed 934 contour line intersects an existing 934 contour line in the bituminous drive to <br /> the north of the house. The grading should be revised in this area such that contour lines to not <br /> cross. <br /> • The proposed 934 contours to the west of the house should tie into existing 934 contours along <br /> the west property line. <br /> • The applicant should be aware that the proposed grading to the south of the house indicates a <br /> slope of approximately 25%across the patio. This is rather steep. <br /> • A swale should be constructed to the east of the house to prevent runoff from draining onto the <br /> property to the east. <br /> • It is not clear where the area at the northwest corner of the site will drain. More information, such <br /> as spot elevations and contour lines should be provided in this area and drainage patterns should <br /> be clearly indicated on the plan. <br /> • The plan shows a solid line beginning at the east side of the garage, running parallel along the <br /> north edge of the house, and then curving north into the fire lane area. The plan should indicate <br /> what this line is. <br /> • Final plans should include erosion and sediment control details. <br />
