The sign as proposed is not a monument sign as currently defined, is higher than 10 <br />feet, and is closer than 10 feet from the property line. These three conditions require a variance from <br />type, setback, and height. <br />The sign will be approximately 18' high and setback 0.0' from the property line, shared with Hennepin <br />County. <br />Planning Commission Recommendation <br />On November 21St, the Planning Commission held a public hearing and reviewed the application <br />including the evidence submitted. The Planning Commission discussed other opportunities for signs, <br />and noted the canopies for the adjacent service stations have signage higher than 10 feet and are closer <br />than 30 feet from the property line. The Commission noted that the design of the sign is intended to <br />preserve visibility through the corner, and parked cars would block view of the sign during normal <br />business hours. The Planning Commission voted 6-0 to recommend approval of the variance as <br />proposed. <br />Public Comments <br />No public comments have been received, though Hennepin County has commented that their pending <br />intersection work may impact the construction. The applicant has been advised to coordinate <br />construction with Hennepin County. <br />COUNCIL ACTION REQUESTED <br />Based on Planning Commission recommendation, staff has prepared a resolution approving the <br />variances.
