8.2 Objectives. The objectives of the Review Committee shall include, among others, the <br />following: <br />a. To promote long-term community quality by encouraging construction on the <br />Lots of only single-family homes and related improvements of appropriate <br />architectural style and exterior design; <br />b. To protect and preserve the character and nature of the Property, including its <br />landscape, pleasing views and natural characteristics; <br />C. To promote the use of only quality exterior materials and finishes, or a color and <br />applied in a manner that enhance the appeal and compatibility of the residential <br />community within the Property; <br />d. To promote adequate and reasonable development of the Property, appropriate to <br />the type of homes to be constructed thereon; <br />e. To promote the erection of buildings appropriately located on the Lots, to foster <br />and preserve a harmonious appearance and function and to preserve the quality of <br />views from other Lots; <br />f. To enforce compliance with all terms, general and specific standards, and other <br />use restrictions contained herein or in any other document duly recorded which <br />affects title to any part of the Property; <br />g. To promote compatibility of alterations made to any dwelling or other <br />improvements on a Lot with the existing dwellings and other improvements on <br />the other Lots; and <br />h. To promote compatibility of landscaping on Lots in order to achieve a <br />harmonious viewscape from other Lots and to preserve and enhance the aesthetic <br />quality of the Property. <br />8.3 Review Process. Design review by the Review Committee shall include but not be <br />limited to (a) site grading and landscaping plans; (b) location of all buildings and other <br />improvements; (c) height and mass of buildings in relation to other houses on Lots and <br />the general topography of the Property; (d) exterior finish materials; and (e) location, <br />composition, size, color and design of any and all fencing. Prior to commencement of <br />construction or site grading on any Lot, the Owner of the Lot shall submit to the Review <br />Committee: a site plan of the Lot, showing existing grades, Lot lines, setback lines, <br />proposed location of each building, and the location, length and width of all driveways, <br />fences, sidewalks and patios; a site grading and tree clearing plan, which shall identify all <br />tree protection and Drainfield Sites protection measures and all installations of silt fences; <br />two (2) sets of construction plans for the building(s), including interior floor plans, <br />renderings of all exterior elevations, and an identification of the character, quality and <br />color and, if available, the manufacturer, of all exterior materials and finishes; renderings <br />of any proposed fences and/or retaining wall improvements; a tree survey of the Lot to be <br />improved, showing the size, species and location of all Significant Trees on the Lot that <br />10 <br />188927v1 <br />
