1.17 "Retention Pond" means that retention pond that is depicted on the Plat. <br />1.18 "Review Committee" has the meaning assigned to it in Section 8.1 below. <br />1.19 "Roadway" means the roadway and other improvements now or hereafter located on <br />Outlot B identified on the Plat. <br />1.20 "Rules and Regulations" means the Rules and Regulations of the Association as <br />approved from time to time pursuant to Section 5.4. <br />1.21 "Significant Tree" means a healthy deciduous tree measuring at least five inches in <br />diameter, or a heathy coniferous tree measuring at least four inches in diameter measured <br />in caliper inches four feet above the ground. <br />SECTION 2 <br />LOT USES <br />2.1 Residential Use. Each Lot shall be used solely and exclusively for residential purposes. <br />No building may be erected, altered, placed or permitted to remain on any Lot except the <br />following, if and to the extent permitted by applicable law and the Review Committee: a <br />single dwelling house, designed for the accommodation of one family; one or more <br />garages; a pool house incident to an in -ground swimming pool on a Lot; a gazebo; and <br />any other building incident to the residential use of the Lot. No above -ground swimming <br />pool, except small, movable children's wading pools, shall be placed or constructed on <br />any Lot. No sign of any kind shall be placed or kept on any Lot if such sign is visible <br />from any other Lot, from the Common Area, or from any road or any other location <br />outside of the Property, except only (i) a sign not exceeding one (1) square foot in area, <br />indicating the address and/or name of the Owner of the Lot, (ii) a "for sale" sign of a size <br />and dimensions not exceeding those customary in the Minneapolis -St. Paul metropolitan <br />area for residential real estate "for sale" signs except as otherwise approved by the <br />Review Committee, and (iii) proper to the construction of a dwelling on a Lot and the <br />conveyance of the Lot and dwelling to the initial occupant(s) of the dwelling signs of <br />which the size, shape, color and message have been approved by the Review Committee, <br />advertising the Lot for sale, advertising the dwelling as a model home, and/or specifying <br />the name of the builder constructing the dwelling. Except as otherwise provided by <br />applicable law, no satellite dish, antenna or similar equipment or apparatus that is visible <br />beyond the boundary of a Lot shall be located or installed on the Lot. <br />2.2 Maintenance. Each Lot and all improvements thereon shall be maintained by the Owner <br />thereof in good order and repair, in accordance with all applicable laws, ordinances, <br />rules, and regulations and any standards established from time to time by the Review <br />Committee. <br />2.3 Parking. No vehicle shall be parked on any street or road right-of-way adjacent to the <br />Lot. <br />2.4 Ownership of Common Area.
