According to your hardcover <br /> calculations the lot is currently at 16% structural coverage; your application will result in additional structural <br /> coverage. There is no variance record in the file for this existing structural coverage overage. Staff will not <br /> support a variance request to further exceed the 15% structural coverage limitation. <br /> Also, the Master Bedroom addition does not appear to meet Orono's definition of a half-story. Click here to be <br /> linked to 78-1. Definitions and scroll to Half story. Specifically, the definition reads...."Half story means the <br /> uppermost floor of a building in which (i) the intersection of the exterior wall and the roof is not more than three feet <br /> above the floor elevation, and (ii) not more than 60 percent of the floor area within the exterior walls of the uppermost <br /> floor exceeds five feet in height as measured from the floor to the rafters. Floors exceeding these parameters shall be <br /> deemed a full story".
