Christine Mattson
From: Melanie Curtis
Sent: Wednesday, November 14, 2012 10:32 AM
To: Christine Mattson
Subject: FW: North Shore
Melanie Curtis 952.249.4627 J mcurtis@ci.orono.mn.us
From: Melanie Curtis
Sent: Tuesday, November 13, 2012 8:13 PM
To: 'TODD KNUTSON DESIGN'
Subject: RE: North Shore
Hi Todd - As we discussed earlier today, I have confirmed the 66 foot road "right of way"area should be subtracted from
the lot area.
From city code Chapter 78-1
Lot area means the area of a lot in a horizontal plane bounded by the lot lines, but not including any area
occupied by the waters of a duly recorded lake or river or wetland or area which has been dedicated as public
right-of-way.
From City Code chapter 82 definitions— Section 82-1:
Lot area, minimum, means minimum area required for each proposed lot as prescribed in chapter 78. In rural
zones not served by sanitary sewer, each lot must contain a minimum of two acres of contiguous dry buildable
land exclusive of wetlands, public and private rights-of-way, vehicular or pedestrian easements, surface areas
below the ordinary high water mark of any surface water or areas at or below the floodplain elevation for a
specific property. All rural lots must comply with chapter 58, article II. In urban areas served by sanitary sewer,
each lot must contain contiguous dry buildable land equal to the minimum areas as prescribed in chapter 78 or
half-acre, whichever is less (exclusive of public and private rights-of-way, vehicular or pedestrian easements,
surface areas below the ordinary high water mark of any surface water wetlands or areas at or below the
floodplain elevation for a specific property), and have legal access to the building site without encroachment of
a wetland or floodplain area.
Melanie Curtis 952.249.4627 mcurtisCci.orono.mn.us
From: TODD KNUTSON DESIGN [mailto:todd toddknutsondesign.com]
Sent: Tuesday, November 13, 2012 4:09 PM
To: Melanie Curtis
Cc: Christine Mattson
Subject: North Shore
A quick note to check on the definition regarding the road. Has there been a decision?
Thanks
TODD KNUTSON DESIGN
40 SOUTH 7th ST. SUITE 212-156
MINNEAPOLIS, MN. 55402
1
