Staff conducted a <br /> preliminary review based on the information provided and requests the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey was submitted with the application however after our engineer has reviewed <br /> the survey he has the following comments: <br /> a. The plan depicts two driveway accesses. City Code allows only one. <br /> b. Per the development grading plan there should be a swale on the northwest corner of the property. <br /> c. Per the development grading plan there should be a 15 foot wide septic access easement running <br /> along the northwest side of the property. <br /> d. Septic areas are shown, but should be labeled as primary and alternate. <br /> e. Show septic tank locations. <br /> f. Show well location. <br /> g. First Floor elevation must be shown. <br /> h. Top of foundation elevation is indicated. Please indicate on the survey where this etevation is on the <br /> perimeter of the foundation. <br /> Please provide two copies of an updated, full size certificate of survey which meets all of the City's survey <br /> standards(copy attached). <br /> 2. Half-Story. The upper level of the home currently does not meet the City's definition of half-story. Half story <br /> means the uppermost floor of a building in which(iJ the intersection of ihe exterior wall and the roof is not more <br /> than three feet above the floor elevation, and(ii)not more than 60 percent of the floor area within the exterior <br /> walls of the uppermost floor exceeds five feet in height as measured from the f/oor to the rafters. Floors <br /> exceeding these parameters shall be deemed a full story. <br /> We offer the following in order to meet City requirements: <br /> a. Lower the house 4'(the lowest level would be considered a basement and not a story) <br /> b. Lower the house 3'and excavate under the garage(the lowest level would be considered a basement <br /> and not a story) <br /> c. Drop or adjust the roofline to meet the half-story requirement (so the house meets the half-story <br /> definition) <br /> d. Flip the house, moving the garage to the opposite side. <br /> 3. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual performing the work. The landscape plan should match what is <br /> shown on the survey. <br />
