We aren't doing a drawing
for our client at this time. Our old Fred Johnson survey as well as our survey for Peter Luzaich at 4709 both were in
agreement and won't change because that was the agreed upon line. We may be asked to do a drawing by an attorney
but I don't know at this time.We also had a 1981 survey for Richard Segner on the 4709 parcel that agrees with the
Johnson and Luzaich surveys.
From: Melanie Curtis [mailto:MCurtis@ci.orono.mn.us]
Sent:Wednesday,August O5, 2015 11:13 AM
To: 'Mark'<markg@gronbergassoc.com>
Subject: RE:4009&4017 North Shore Drive-Surveys
That makes more sense than it did when initially explained to me. O
Does that change their house location (for 4009 NSD) or anything else on the property? Will we receive revised surveys
for both properties for clarification?
Melanie Curtis
952.249.4627 mcurtisCalci.orono.mn.us
From: Mark [mailto:mark@ronberassoc.com]
Sent:Wednesday,August 05, 2015 9:28 AM
To: Melanie Curtis
Subject: RE:4009&4017 North Shore Drive-Surveys
Melanie: I have met with both owners and talked to Woody Brown, the surveyor on the new house. In 2009 we were
working on a lot line agreement with both property owners at that time. Even though both legal descriptions were
torrens they were faulty because of references to the SW corner of Lot 4 which is at the lake and can move as the lake
changes. Thus, I wrote two new legal descriptions and got them approved by the torrens office. An attorney for each
side and a title company were working on this but I don't think it was ever concluded because of the recession. It
sounds like both current parties and Woody are going to use this line that was agreed on in 2009. It is the same at the
road and about 3 feet farther east at the lake. They will come in with a revised survey to reflect that line. If you have any
questions please feel free to call.
From: Melanie Curtis [mailto:MCurtis@ci.orono.mn.us]
Sent: Monday,August 03, 2015 3:07 PM
To: 'kathybryan8l@yahoo.com' <kathvbrvan8l@vahoo.com>
Cc: Mark Gronberg<mark@ronberassoc.com>
Subject:4009 &4017 North Shore Drive-Surveys
Kathy
I have reviewed the survey information for both your property at 4017 North Shore Drive and the properly to the east at
4009 North Shore Drive specifically in response to your concerns about the accuracy of the 4009 NSD. I noted the
measurement of 30.5 shown between your properly line and the"NE corner of Lot 4"as shown on both surveys was
incorrectly labeled as 33.5 on the original survey for 4009 NSD. I have verified this by measuring and believe both
surveys to be accurate.
i
