The Property contains 43,347 square feet, or 0.99 acre, in area and has a <br /> defined width of 290-feet at the OHWL. <br /> b. The orientation of the Property and the existing home on the Property with <br /> respect to County Road 51, the lagoon, and the lakeshore results in a <br /> practical difficulty preventing constcuction of an addition to the home in a <br /> conforming location. <br /> c. The existing home and the proposed second story addition to the home are <br /> located well behind the average lakeshore setback line. The proposed <br /> addition will not adversely impact views of the lake currently enjoyed by the <br /> adjacent properties. <br /> d. The proposed addition is conforrning with respect to structural coverage, <br /> overall hardcover, height and massing regulations. <br /> e. The existing orientation of the �adjacent and subject homes as well as the <br /> mature vegetation on the Property should serve to address or mitigate any <br /> negative visual impacts. <br /> f. There were no negative neighbor comments received regarding the <br /> Applicants' proposed plan. <br /> g. The additional square footage within the home's existing footprint will not be a <br /> detriment to neighboring properties nor will the addition impact the light, air <br /> and open space of the location. <br /> h. The addition appears to be reasonable and consistent with similar residential <br /> properties in the area. <br /> i. The proposed addition to the home will not alter the essential character of the <br /> neighborhood and will result in minimal or no negative impact on adjacent <br /> properties. <br /> j. The Applicants' request is in harmony with the purpose and intent of the <br /> ordinance. <br /> k. The Applicants have demonstrated that enforcing the provisions of the Zoning <br /> Ordinance deprives the Appiicants of the reasonable use of their Property. <br /> 5. The City Council has considered this application including the findings and <br /> recommendation of the Planning Commission, reports by City staff, comments by <br /> Page2of4 <br />
