We have the following comments with regards to engineering <br /> matters: <br /> • The sanitary sewer main and service line should be shown on the plans. <br /> • The grading and drainage plan relies on grading up to the southwest lot line. This <br /> appears to contain a significant amount of trees that may be impacted by the grading. <br /> These trees should be shown on the grading plan to better understand the impacts to <br /> trees on both sides of the lot line. <br /> • Additional survey information should be required to establish more detailed drainage <br /> patterns along the lot lines. The current plan does not contain enough information to <br /> determine if the proposed drainage is managed on-site. The plans must show existing <br /> contours at least 50 feet on to the surrounding properties. <br /> • The retaining wall at the lakeshore seems to be unnecessary and should be eliminated. <br /> • The existing low point west of the existing home site should be evaluated by the <br /> Minnehaha Creek Watershed District to determine if it is a wetland. <br /> • Stormwater calculations dealing with runoff volumes and ponding elevations for the area <br /> southwest of the proposed home must be submitted. Ideally, an overland emergency <br /> overtlow would be constructed within the property. The current and proposed overFlow <br /> is south across the property line and it is unclear whether this would cause water <br /> damage to the home at 3105 North Shore Drive. If the low area is to remain without an <br /> emergency overFlow within the properry, we recommend designing the piped outlet to <br /> accommodate a 100-year back to back storm event. The critical storm sewer design <br /> should also assume that the draintile is not functioning as a pond outlet and maintain at <br /> least two feet of freeboard from neighbor's home. <br /> • This project will disturb more than 100 CY of material. Sediment and erosion control <br /> information meeting the requirements of Orono's City Code 79-7(c)(2) must be <br />
