No: 14237 <br /> Subject: Proposed Remodeling <br /> Dear James: <br /> As requested, we designed new structural members for the above referenced project. We have designed the <br /> new members using a roof and floor dead load of 15 psf, a roof snow load of 35 psf, and a floor live load of <br /> 40 psf in accordance with the Minnesota State Building Code. Our work only includes designing the new <br /> members as shown at the above reference project and is based on drawings provided by you and from our <br /> site visit. <br /> Attached are 2 framing sheets with annotated framing notes showing the new members and connections. All <br /> framing shall be shored and temporarily braced as required by the contractor and all minimum nailing shall <br /> be in accordance with IRC Table R602.3(1). Lumber shall be minimum #2 SPF with treated lumber to be#2 <br /> S. Pine and engineered lumber to have Fb =2600 psi with E = 1.9. Our calculations assume all lumber is of <br /> good quality and does not have large splits and checks and shall be visually inspected by the contractor at <br /> the time of construction. All fasteners in contact with treated lumber shall be G185 hot dipped galvanized or <br /> equal. Rebar shall be grade 60. Steel wide flange material shall meet ASTM A992. <br /> Concrete used for footings (4" slump) shall have a 28 day compressive strength of 3000 psi. The new <br /> footings have been designed as a typical spread footing based on a presumptive load-bearing value of 2000 <br /> psf in accordance with Table R401.4.1 of the IRC. The existing footings have been assumed to be typical <br /> spread footings on good soils that are assumed to be performing adequately. The contractor shall also verify <br /> the condition of structural members and foundations affected by the remodeling. Exterior grade shall slope <br /> away from the building and gutters with long downspouts should be used whenever possible. Foundation <br /> backfill shall be granular and well compacted. <br />
