other Owner for damages resulting from, or in any way related to, the use and <br /> enjoyment of the Driveway Easement Area. <br /> 7. Enforcement. <br /> 7.1 Remedies. In the event of any violation or threatened violation of <br /> any of the terms, restrictions, covenants or conditions provided in this <br /> Declaration, any one or more of the Administrator and the Owners of the Parcels, <br /> and any of their respective successors or assigns, shall have the right to enjoin <br /> such violation or threatened violation in a court of competent jurisdiction, as well <br /> as the right to obtain an order compelling specific perFormance of the obligations <br /> set forth herein, and to recover their attorneys' fees and costs incurred in <br /> prosecuting any such action to obtain an injunction or order compelling specific <br /> perFormance. In addition, in the event the Administrator has not cured a default <br /> by it within the notice period provided below, the Owners of the Parcels, and any <br /> of them, may cure such default, and set off the cost of curing such default from <br /> future payments of Easement Area Costs due from the Owner or Owners <br /> effecting such cure. <br /> 7.2 Act of God. If performance of any act or obligation hereunder, <br /> except the obligation to pay Easement Area Costs, is prevented or delayed by <br /> act of God, war, labor dispute or other cause or causes beyond the reasonable <br /> control of the party who is to perform such obligation, the time for the <br /> performance of the act or obligation shall be extended for the period that such act <br /> or perFormance is delayed or prevented by any such cause. <br /> 7.3 Notice Before Default. An Owner shall not be in default under this <br /> Declaration, except under such provisions as require payment or performance on <br /> or before a specific date or within a specified period of time, unless such Owner <br /> has been given a written notice specifying the default, and fails to cure it within <br /> ten (10) days of such notice, or within such longer period of time as may be <br /> reasonably required to cure such default, up to a maximum of thirty (30) days. <br /> 7.4 Collection of Cost Shares. Each present Owner of a Parcel, and <br /> each future Owner of a Parcel, whether or not it shall be so expressed in the <br /> conveyance or assignment to such Owner, hereby covenants with the Owners of <br /> 7 <br />
