Box 66 <br /> Crystal Bay, MN 55323-0066 <br /> RE: Proposed Plat - Scotch Pine Addition <br /> CSAH 51, south side approximately 2060 feet east of CSAH 84 <br /> Section 9, Township 117, Range 23 <br /> Hennepin County Plat No. 2283 <br /> Review and Recommendations <br /> Dear Mr. Gaffron: <br /> Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County <br /> review of proposed plats abutting County roads. We reviewed the above plat <br /> and make the following comments: � . <br /> • The existing 50 feet of right of way is adequate. Hennepin County does <br /> not need additional right of way at this time. <br /> • The proposed access revision as shown on the Site/Grading Plan for the <br /> proposed plat, dated September 21, 1995 and revised October 11, 1995, is <br /> acceptable to Hennepin County. As proposed, Lots 1 & 2 will have a joint <br /> drive located approximately 20 feet east of the plats west line. This <br /> joint access will replace the existing Scotch Pine Lane access. Lot 3 <br /> will have a new access located approximately 25 feet west of the plats <br /> east line. Hennepin County will not permit any other driveway access to <br /> CSAH 51. <br /> • All proposed construction within County right of way requires an approved <br /> Hennepin County permit prior to beginning construction. This includes, <br /> but is not limited to access, drainage, utility construction, trail <br /> development, and landscaping.
