The plat <br /> and plan are generally accepta.ble however, we have the following comments in regards to <br /> engineering matters: <br /> - The City should discourage an increase in the number of accesses to an arterial <br /> roadway such as County Road No. 51, unless there is no other feasible alternative <br /> to provide access to a property. <br /> - There are gaps in the"standard" 5-foot drainage and utility easements along portions <br /> of the east, northeast and northwest lin.es of I;ot 1; and the west, northwest and <br /> southwest lines of Lot 2. <br /> - The overhead power line along the east line of Lot 3 lies outside of the proposed 10- <br /> foot drainage and utility easement. T his easemen t s hou l d be enlar ged to include the <br /> power line unless it will be relocated. <br /> - The proposed 12-foot bituminous driveway section lying between County Road No. <br /> 51 and the Hill residence driveway is at the minimum acceptable width.
