The subject property contains approximately 27,049 sq.ft. ar 0.62 acres and <br /> approximately 100' in width at the shoreline and 100' in width at the 75' setback based <br /> on Hennepin County records. Principal building setback requirements are 75' from the <br /> lake, 30' from the road and 10' on the interior sides as well as an average lakeshore <br /> setback between homes. <br /> The lot is nonconforming in area at 0.62 acres when 1.0 acres is required.
