To: Bruce Vang, Building Ispector
From: Mike Gaffron,Planning Director
Date: October 27, 2004
Subject: Hardcover review, 706 North Arm Drive
Janice and I measured the driveway and sidewalks on October 26 to determine whether they conform
with the approved plans.
The driveway was measured and calculated to be approximately 1,073 s.f, including the concrete
garage apron, rather than the 850 s.f. approved. Excess=223 s.f.
The sidewalk along the southeast side of the house was measured and calculated to be approximately
132 s.f., rather than the 90 s.f. approved. Excess=42 s.f.
Total excess in driveway and sidewalk is 265 s.f. It appears that this is due to the following:
- the driveway is 11'wide where only 10'was approved
- the driveway flares sooner than the approved plan as you approach the garage (see sketch)
- the sidewalk does not taper from the house to the garage, and it also contains a 4'x8' stoop at
the front door that was not in the original plan.
The property owners should provide a proposal for review and approval showing what they
will remove to meet the hardcover limitations of 850 s.f. for driveway and 90 s.f. for sidewalk.
Also, virtually all landscape areas with woodchips are underlaid with fabric or plastic.. The resolution
specifically states that these items are hardcover. All landscaping beds must have fabric and
plastic liners removed.
/
