Our current review is based on the following submittal items: <br /> • Certificate of Survey prepared by Engineering Design&Surveying, dated 7/8/14 <br /> � Building Plans <br /> We offer the following observations, comments, and recommendations for your consideration: <br /> 1. Erosion and sediment control Best Management Practices (BMPs) should be installed down gradient <br /> from the proposed work. Siltfence should be indicated on the plan in the green areas, and rock check <br /> bags should be indicated at the proposed driveway. <br /> 2. Erosion and sediment control BMPs should be installed and inspected by the City prior to any land <br /> disturbing activities. The Contractor must provide a minimum 24 hour notice prior to inspection. <br /> 3. Additional grading detail (i.e. spot elevations, proposed contours, stairs) should be shown on the plan <br /> to adequately indicate proposed drainage patterns. To ensure runoff is not directed onto adjacent <br /> properties, swales along the side lot lines should be indicated to route runoff toward Navane Lane. <br /> Retaining wall may be necessary in some locations to accommodate the swales. <br /> 4. Driveway slopes are recommended not to exceed 10%maximum slopes. The applicant should <br /> consider revising proposed house/garage elevations to reduce the driveway slope from 12.6% to the <br /> recommended maximum. <br /> 5. A financial security of$2,000 from the Applicant is recommended for erosion control and <br /> engineering oversight. The financial security is intended to provide protection in the event that it <br /> becomes necessary for the City to install or maintain erosion and sediment control within the project <br /> area and covers the cost of vegetation re-establishment if the applicant is unable to follow through <br /> with the conditions of approval. <br /> 6. The applicant will be required to obtain Minnehaha Creek Watershed District(MCWD) approval and <br /> permitting far their Erosion Control Rule.
