Your application is incomplete. A Manage 2 wetland exists at the rear of the property which requires a 25' buffer and a 20' structure setback. The following items must be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Wetland Delineation. Please provide a wetland delineation report. The wetland delineation must be approved by the Minnehaha Creek Watershed District (MCWD). The delineated edge of the wetland must be shown on the survey, along with the required buffer and structure setback in order to verify allowed setbacks. 2. Certificate of Survey. Once the delineation has been approved by the MCWD, please provide an updated, full size certificate of survey showing the delineated wetland edge and buffer setback. The survey must meet the City's survey standards (enclosed) indicating the location of the existing house and proposed accessory structure (and any proposed grading) as well as all existing structures, landscaping, retaining walls and hardcover on the property. 3. Building Permit Escrow 8� Escrow Agreement. Building permits involving grading and/or review by the City's engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a check for$2,500. 4. Wetland Buffer Escrow � Escrow Agreement. Building permits involving grading and/or review by the City's wetland specialist require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 78, Article XI. Wetlands Protection. The wetland escrow amount will be determined based on the wetland improvements required for this project. Additionally, it is noted that changes to the driveway were conducted this summer with. Please be advised � grading or land alteration work requires a permit from the city. The above information is required in order for the plan review to continue.
