The remodei work was done to <br /> the house under a separate permit in order to convert the lower garage into living space/garage and the upper garage <br /> was recently created out of living space... <br /> Attached are: <br /> 1. Permit cover sheet <br /> 2. Revised survey/grading plan (FYI - from the original submittal I requested top and bottom of the retaining walls <br /> and proposed grading be added.); <br /> 3. Engineered plan for retaining walls; <br /> 4. Recent photo of the site <br /> Please provide comments on the attached grading plan on or by March 6t". When referencing the plans/survey in your <br /> review letter please refer to the most current revision date of the survey, rather than the"date received"stamp. <br /> In the meantime, I will also forward the following comments to the property owner&surveyor which may require an <br /> additional survey revision: <br /> 1. The City will not permit a 2"d curb cut/driveway approach per City Code Section 18-136; <br /> 2. Hardcover zone (setback from the OHWL) must be indicated on the survey; <br /> 3. Hardcover must be calculated according to the appropriate zone (property is estimated by staff to be split <br /> between the 250'-500'and 500'— 1000'zones); and <br /> 4.
