The applicants' proposed home will meet RR-1B Zoning District <br /> standards with re�ard to hardcover, setbacks and lot coverage, and no <br /> variances other than lot area and lot width are required. <br /> c. No additional land is available for acquisition by the applicants to <br /> make the property confornling in area or width. <br /> d. The property is sei-ved with muilicipal sewer and contains an existing <br /> residenee. <br /> e. The property is located witlun a small lot neighborhood in the RR-1B <br /> Zoning District and is similar in size to many of the lots in this <br /> nei ghborhood. <br /> 4. The City Council has considered this application including the findings <br /> and reconunendation of the Plaiuiing Commission, reports by City staff, <br /> coiruzlents by the applicants and the pubiic, aild the effect of the proposed <br /> variance on the health, safety and �velfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar to it and do not apply generally to other property in this zoning <br /> district; that granting the variance would not adversely affect traffic <br /> conditions, light, air nor pose a fire hazard or other danger to neighboriug <br /> property; would not merely serve as a convenience to the applicants, but is <br /> necessary to alleviate a denzonstrable hardship or difficulty; is necessary to <br /> presei-ve a substantial property right of the applicants; and would be in <br /> lceeping with the spirit and intent of the Zoning Code and Comprehensive <br /> Plan of the City. , <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findin�s, the Orono City Council hereby <br /> grants variances to Orono Municipal Zoning Code Section 78-420 Subdivision B to allow <br /> a new single fainily residence to be constructed on a lot 0.56 acre in area and 175' in <br /> width where 2 acres and 200' are nonnally required, subject to the following conditions: <br /> 1.
