t Melanle Curtis
From: Melanie Curtis
Sent: Wednesday, June 27, 2012 2:41 PM
To: 'toddholmers@gmail.com'
Cc: Christine Mattson; Mike Gaffron; 'djohnson@deanjohnsonhomes.com'
Subject: permit 2012-00435
Attachments: admin@ci.orono.mn.us_20120627_135200.pdf
Todd
Mike Gaffron is out until Monday. Please see the attached, colored version of the submitted survey. In an effort to move
this permit along I have reviewed the survey dated 06/15/12 submitted on June 18. It appears with the revised survev the
home remains 3 stories and therefore is too tall. The red line reflects the current basement calculation and is short of the
50% requirement.
There may be additional options for compliance but there are two solutions I see at this point that would not require
significant changes to the home plans. I extrapolated contour lines to determine where the additional elevations might cut
through the home—shown in pink and blue. My options are as follows:
1. Lower the first floor elevation by one foot to 945.6' leaving the basement floor elevation at 936.6' as proposed.
The green perimeter line on the attached survey shows this accomplishes the percentage requirement from the
first floor based on existing grade so your basement will qualify as a "basemenY' according to our code, or
2. Leave all floor elevations as they are and excavate living space under the attached garage so the garage
perimeter may be included in the calculation.
Please submit either new building plans or a revised survey to conform to the number of stories requirement in our Code.
If you have questions please call or email Christine or myself in Mike's absence.
Thanks, Melanie ? (
 v !' n
, i`" 3. ,
Melanie Curtis "►^- G✓E
Planning &Zoning Coordinator
City of Orono GC
2750 Kelley Parkway r (t7✓
Orono, MN 55356 _
Direct Dial: 952.249.4627 " i( '
Fax: 952.249.4616
Planning&2oning Office 952.249.4620 G1
Email: mcurtisCaci.orono.mn.us / /J„
Website: www.ci.orono.mn.us /"
City of Orono SUMMER Office Hours
Monday - Thursday 7:30 am to 5:00 pm
Friday 7:30 am to 11:30 am
1
