This application was reviewed as Zoning File#06-3218. <br /> 2. The Properties are zoned RR-1B Single Family Rural Residential District, which <br /> requires a minimi.un lot area of 2.0 acres and minimum lot width uf 200' Tlie <br /> Properties meet these standards both before and after the proposed re-plat. <br /> 3. The appropriate utility companies serving the neighborhood have been contacted <br /> aild none have objected to the vacation and replat. Excel Ener�y has seivice lines <br /> pai-tially witliin the right-of-way to be vacated and llas requested that appropriate <br /> utility easements for sucl�facilities be granted. <br /> 4. Although no distinct draina;eways are evident north of the e�isting paved cul-de- <br /> sac, it would be appropriate to vacate eYisting drainage and utility easements <br /> along the Ma,�zor Circle frontage of the Properties and dedicate new drainage and <br /> utility easements along the new property boundaries. <br /> 5. The existina road and cul-de-sac pavement is not intended to change, and will be <br /> kept as-is, where it will serve as access for the existing driveways of the two <br /> applicants. No drainage patterils are intended to chance, and there is no apparent. <br /> runoff channel from the north to the south that would require relocation. Under <br /> the re-platted configuration the portion of the eaistii�g cul-de-sac within the two <br /> residential lots will be within a private road outlot. The area of dedicated roac� <br /> north of tlie cul-de-sac will be split down the middle, with each Owner gaininQ <br /> their respective half as private yard area. The two eaistina residences will remain <br /> conforminQ aild maintain the minimum 50' front yardysetback from the road <br /> outlot. y <br /> 6. The proposed vacation and re-�lat has no negative impact on existing or future <br /> on.-site se���a�e treatment potential f�r t�ie Properties. <br /> 7.
