This parcel is one of two adjacent vacant lots that have gone tax forfeit in the past and <br /> each time have subsequently been repurchased by the adjacent owner of the home at 3472 <br /> Lyric. The current owner of 3472 Lyric for reasons unknown to staff did not purchase the <br /> adjacent vacant lots when he purchased the home in April of 2009. <br /> The tax forfeit lot is 50' in width and 134.5' in depth, being approximately 0.16 acre in <br /> area. The minimum width and area requirements of the LR-1 C District are 100' and 0.50 <br /> acre respectively. The adjacent property to the west at 3496 Lyric is also 0.16 acre and <br /> contains a single family home. The adjacent lot to the east (Lot 17) is vacant but is also a <br /> potential candidate for future tax forfeiture as it has back taxes due. <br /> Although the Navarre Heights neighborhood has some homes located on single lots, many <br /> are on combinations of two or three lots. Parcels 15-16-17-18 have historically contained <br /> two homes on a total area of 0.62 acres. It would not be in keeping with the intent of the <br /> zoning code to allow a third home to be constructed in such a small area. <br /> Staff Recommendation <br /> Staff recommends that the lot be released for purchase by an adjacent owner, with the <br /> stipulation that it is not separately buildable and must be combined for use with an adjacent <br /> homestead parcel. <br /> COUNCIL ACTION REQUESTED <br /> Adopt the attached resolution to release the property for sale to adjacent owners. <br />
