The property is located in the LR-1C Zoning District which is a 0.5 acre district and requires 100' in <br /> width. According to Hennepin County the lot is 0.15 acres in size and 50' in width. This lot is considered a legal, non- <br /> conforming lot. <br /> Lot of Record. Because the lot is nonconforming City Code Section 78-72(c)(1) lists the requirements for redeveloping <br /> the lot without a lot width and lot area variance. <br /> Hardcover. The property is within Tier 3 of the Stormwater Quality Overlay District which allows 35%of the gross area <br /> of the lot to be covered in hardcover. <br /> Lot Covera�e. The lot is less than 10,000 sq in size, so up to 1,500 sf of structure coverage is allowed on the property. <br /> Accessory Structure. The accessory structure can remain after the principal structure has been demolished. <br /> Options for the property: <br /> 1. Demolish the house and leave the accessory structure standing. <br /> 2. Demolish the house and re-build in-kind, exact footprint, roof pitch,volume, setback, etc. <br /> 3. Demolish the house and construct a new, different house. If all setbacks and a maximum hardcover level of 25% <br /> can be met the house can be built without lot width and lot area variances. See Lot of Record above. <br /> 4. Demolish the house and construct a new, different house. If setbacks and/or 25% hardcover cannot be met, <br /> variances must be requested along with lot area and lot width.
