Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Lots of Record. This lot is 6,715 sf and 49.86 feet wide where 21,700 sf and 100 feet in width is the minimum <br /> required by the LR-iC zoning district. However, according to City Code Section 78-72(cj(1), this lot can be <br /> redeveloped without lot width and lot area variances only if the property can meet all the specific criteria(copy <br /> of code section attached). Otherwise a lot width and lot area variance are needed. <br /> 2. Hardcover Calculations. The property is located in Tier 3 of the Stormwater Quality Overlay District; which <br /> permits 35% hardcover. However due to the non-conforming lot size in order to redevelop this property <br /> without lot area and lot width variances the maximum allowed hardcover is limited to 25%. Proposed <br /> hardcover as submitted is 26.9%. Attached is a copy of our hardcover information packet. <br /> 3. Certificate of Survey. If not applying for a variance,please reduce the hardcover and provide two copies of an <br /> updated,full size certificate of survey which meets all of the City's survey standards (enclosed). <br /> 4. Building Plans. If not applying for a variance and the hardcover reduction results in a change in the proposed <br /> home, please provide two copies of updated building plans. <br /> 5. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e.patios,gradin�,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual performing the work. The landscape plan should match what is <br /> shown on the survey. <br /> 6. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal <br /> of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City <br /> for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will �uarantee <br /> conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow <br /> amount for this project is$2,500. The escrow agreement is enclosed. The property owner must sign the escrow <br /> agreement and submit a check for$2,500. <br />
