MnDOT Lots <br /> 9/26/03 <br /> Page 3 <br /> 1200 Orono Oaks Drive (Developed residential lot) <br /> Proposed Brief Legal Description: Lot 6 and part of Lot 5, Block 1, Orono Oaks <br /> Lot standazds: <br /> Proposed gross area(no wetlands): 2.8 acres (Conforming lot area) <br /> House setbacks remain conforming. <br /> On-site systems: <br /> Proposed tested drainfield sites have been rejected because they do not conform to <br /> minimum City requirements, to wit: <br /> a) Neither mound site proposed meets City setback to driveway of 20'or state <br /> code setback of 10'. <br /> b) Alternate site does not meet 20'required setback to property line. <br /> c) Primary site does not meet required 20' setback to property line. <br /> While the 10' setbacks to lot lines are not necessarily onerous, the setbacks to the <br /> driveway are of particular concern, because the primary site will impose lateral <br /> underground flows downhill directly towazd the existing driveway,potentially causing <br /> it damage and/or the driveway compaction will tend to block any such potential <br /> flows, which could cause surfacing of sewage; and the alternate site abutting the <br /> downhill side of the driveway will potentially be negatively impacted by runoff <br /> directly from the driveway or by snowmelt from snow plowed onto the mound. <br /> Because both sites as designed contain inherent risks, the City is not supportive of <br /> granting variances to allow such systems. <br />
