The existing exterior masonry
walls were constructed on eihteen inch wide footings . The
soil bearing pressure under these footings would not exceed
2 , 000 PSF witti the additional floor loads , even if a clear span
truss system is used for the floor.
In conclusion, the foundation of the existing residence will be
capable of supporting the new second floor load.
While at the site, I also observed the foundation of your
existing garage in order to determine if it too could support a
second floor addition. The garage was on a floating slab and
did not have frost footings under the exterior walls . In order
to accomidate an floor addition on this structure , the
foundation would have to be underpinned down to an elevation
three feet six inches below the exterior grade .
If you have any questions or comments on this review please
feel free to contact me.
Sincerely yours ,
CGYJlc Gi7G%J
Thomas E.
