MTTUTES OF THE
 ORONO CITY COUNCII,MEETIIVG
Moaday,Febrary 8,2016
7:00 o'clock p.m.
11. #Ib-3803 STONEWQpD,LLC,ON BEHALF OF TASH1TqA TUFAA,Ig30
SHORELINE ROAD,VARIA,IIT(S,ND C0:ITDTITONAL USE PERMIT(cavnniued)
Walsh stated his concerns center arnund the practical difficulty issues given the fact that tlris is an empty
lot. Walsh stated there is no practical diiculty for the conditional ue petmit.
McMillan noted a conditionai use permit does not require a practical difficulty.
Walsh stated he would not agle nvithin the buildiag envelope since tbaa throwg ofFthe setlacks
and instead straighten it out to s riances sne required. Waisstated he also is not a big fan of
the t►a driveway cuts and that o: ;ut would be fine, especially given the amount of driveway that
is thCn reqwir+ed.
Walsh stated the feaoe is more of .ngterm issuand that he isot suur+ee a 6-foot fence around thc entire
properiy is necessazY.espociallY from an sesthetics standpoint. Walsh atated he has a lot of qustions
about how the project is being laid out on the lot and that they could probably bring the house furkher
baak.
Gustafs°n lniCated he has vonstructed a number of homes on the lake and that every oof tbem was
pushed as clase as possible to the lake. Gustafson statod they are still pretty far frnm thlake.
Walsh noted oaie of tte neihbors had voiccd some concerns at t11e Planning Commission meeting about
the location of the house and that he was bringing it up so tley could considsr it.
Levang asked how guests would errter the property, Levang asld if titors wauld enter off of
Heritage Laae and then exit onto Heritage Drive.
Gvstafson stated that was the thought and t1at a number of the other praperties in the are.have a oinvlar
drive. Gustafson stated if thei+e was not a second curb cut, they would have to ceate additional parking
area.
Levang stated if the Heritage Lane curb cut was eliminated, gests would aeed to back up and a bump-out
would pmbably be requ.ir+ad but would eliminate one curb cut and possibly reduce the hardcovr,
Gustafeon noted they art well under t,he hardcovrtt the driveway would likely have to be
madc wider for parldng.
Levang noted they have pullod ihe fence back from what was prerat the Planning Commisaion and
varied it somewhat, but that there might be a way to slwrten it up back near the driveway off of Heritge.
LevanS commented she wants to he compassionate about the special needs ehild but that there might be a
way to shorten it up.
Gustafson askecl if it is the height of the fence rather than the location or amount of fence tbat is the main
concein.
Levang indicated it is.
