Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey and has the following comments: <br /> a. The survey submitted does not comply with the City's Survey Requirements,copy enclosed. <br /> i. Show two(2)foot contours and 50'outside of the lot lines. Identify all steep slopes over 12%. <br /> The source for all topography must be indicated on the survey. The spot elevations shown <br /> are helpful however according to the survey requirements the topography must be <br /> represented as contour lines. <br /> ii. Show erosion control,construction access and stockpile location. <br /> iii. The gradin� plan should be revised to show perimeter erosion control measures (silt fence, <br /> biologs,etc.)down gradient from proposed work. <br /> Please have the survey updated and submit two,full-size copies for our review. <br /> 2. Landscape Plan. Will there be any changes to the landscaping with the proposed accessory structure? If so, <br /> the City requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, <br /> i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual <br /> performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan <br /> should also be reflected on the survey. <br /> 3. Oversized Accessory Structure Covenant. According to City Code Section 78-1434(3)(c), copy enclosed, <br /> accessory structures which exceed 1,000 square feet require the filing of a restrictive covenant in the chain of <br /> title for the property. Please provide the full names of the individual(s) listed on the property title and their <br /> relationship to each other, (i.e. husband and wife or the name of the company/LLC). We will then have our <br /> attorney draft the covenant for the owner(s)to sign prior to issuance of a permit. The covenant conditions are <br /> as follows: <br />
