Additional information was <br /> requested and received, dated August 24, 2015. Staff conducted a preliminary review based on the information <br /> provided. <br /> Your property is located in LR-lA zoning district which requires a 50-foot setback from the property line to the principal <br /> structure. A survey on file from 2007 does not show the concrete stoop, but indicates the house is 45-feet from the <br /> front property line facing Long Lake Boulevard. <br /> We have no record or a permit of construction for the concrete stoop. If you are able to produce a copy of a permit for <br /> the stoop and stairs you can re-build it in-kind,the exact same size and location. <br /> If you are unable to provide documentation showing it was a permitted addition,the structure is considered an illegal <br /> non-conforming structure. There are two options, we can issue a permit for a stoop meeting the minimum <br /> requirements of the building code which is a stoop the width of the door and 3' in the direction of travel. The stoop <br /> would need to be shown on a survey including hardcover calculations. The second option,to build the stoop as shown <br /> on your drawings, (8'-6"x 5'-9"),a variance is required. A variance requires a$700 application fee,a public hearing at <br /> ' a planning commission meeting and approval of the City Council. A variance will take about 6 weeks from the date of <br /> application.
