The property consists of 9,727 s.f. or .223 acres. � <br /> 3. The Orono Planning Commission reviewed this application on June 21, 1993, and <br /> recommended approval of the variances as proposed based upon the following <br /> fmdings and hardships: <br /> p. The lot is less than a quarter of an acre in area and subject to 2 acre <br /> zoning standards. <br /> B. The property located within the shoreland area of the City has a septic <br /> system that conforms to the 3' required separation from seasonal water <br /> table to bottom of trench. . <br /> C, The proposed garage althouah located within a substandard setback will <br /> be located further away from the side and rear lot lines than the existing <br /> structure. <br /> D. The City has received no negative comments from the neighbors notified <br /> of the proposed improvement. _ <br /> E. The overall improvements will result in a decrease in hardcover of 270.4 <br /> s.f. or 3.1%. <br /> F. Visual impact of the 12'h' high structure will be minimized because of the <br /> location of a 6-7' high privacy fence and the fact that swcture will be cut <br /> into the higher elevations of the rear yard. <br /> 4. The City Council fmds that the conditions existing on this properry are peculiar <br /> to it and do not apply generally to other property in this zonin, district; that <br /> granting the variance would not adversely affect traffic conditions, liaht, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or di�culty; is necessary to preserve a substantial property <br /> right of the applicant; and would be in keepina with the spirit and intent of the <br /> Page 2 of 5 <br /> �.soos o�.a.. <br />
