The Orono Planning Commission reviewed this application on June 17, 1996 and <br /> recommended unanimous approval of the proposed variances based upon the <br /> follo�ving unique findings and hardships: <br /> A. The e�isting structure was placed on property prior to the cunent two <br /> acre zoning standards. <br /> B. The shape of lot and location of residence on property. <br /> C. Applicant installed a new mound septic system in 1993. The proposed <br /> improvement will not have an impact on the existing septic system. <br /> D. The City has received no negative comments from adjacent neighbors <br /> notified of the current proposed improvement. <br /> 4. The City Council finds that the conditions existin� on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variances would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial <br /> property right of the applicant; and ��ould be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. <br /> 5. The City Council has considered this application including the findinas and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicant and the effect of the proposed variance on the health, safety and <br /> welfaze of the community. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings and hardships, the Orono City <br /> Council hereby grant variances to M�micipal Zoning Code Section 10.23, Subdivision 6 (B) to <br /> permit the construction of a family room addition and entry addition granting a 20' or 40% <br /> variance for the family room addition and an 8' or 16% variance for the entry addition. <br /> Approval is subject to the following conditions: <br /> Page 2 of 4 <br />
