Christine Mattson
From: Adam Edwards
Sent: Thursday, May 04, 2017 2:56 PM
To: Christine Mattson
Subject: RE: 1700 Bohns Point Road/#2017-00425
Chris,
I've reviewed the subject grading plan and offer the following comments:
1. The landscaping plan and grading plan contradict on another. The two plans should correspond.
a. The grading plan depicts the existing retaining walls along the lakeshore as"to remain"the landscaping
plan depicts them as being replaced by stone.
b. The landscaping plan depicts a stone walls on the north end of the home where none are depicted on
the grading plan.
2. If the retaining walls are being replaced and if they are over 4 feet in height as some appear to be then
engineered plans are required. The City Survey standards require retaining walls top of wall and bottom of wall
elevations to be called out. Walls greater than 4' in height must be designed by a licensed professional, and
plans must be submitted to the City for review prior to the approval of the permit. Tiered walls are considered
one wall unless they are separated by at least twice the height of the lower wall.
3. If the plan is to replace the retaining walls along the lake shore the sediment/erosion control plan should be
adjusted accordingly.
Adam
From:Christine Mattson
Sent:Wednesday, May 03, 2017 12:37 PM
To:Adam Edwards<aedwards@ci.orono.mn.us>; Roger Peitso <rpeitso@ci.orono.mn.us>
Subject: 1700 Bohns Point Road/#2017-00425
We received a building permit application for a new house at 1700 Bohns Point Road. The property received variances
for average lakeshore setback, hardcover and structural coverage.
Things to note:
• Building plans, surveys and landscape plans are all having printing cut off on the bottom.
• Only one set of structural plans received
Please review and provide comments.
Thank you!
Christine Mattson
Planning Assistant
City of Orono
2750 Kelley Parkway Orono MN ; 55356(physical address)
i
