Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The survey and landscape plan contradict. <br /> � a. The grading plan used for the variance apptication depicts the existing retaining walls along the <br /> lakeshore as "to remain" and the landscaping plan submitted with the building permit application <br /> C� depicts them as being replaced by stone. Provide clarification. <br /> b. The landscaping plan depicts a stone wall on the north end of the home where none is depicted on <br /> �(� � the grading plan. Provide clarification. <br /> ` c. If the plan is to replace the retaining walls along the lake shore the sediment/erosion control plan <br /> �� should be adjusted accordingly. Have the survey updated accordingly. <br /> Please note: If the retaining walls are being replaced and if they are over 4 feet in height as some <br /> appear to be then engineered plans are required.The City Survey standards require retaining walls top <br /> of wall and bottom of wall elevations to be called out. Walls greater than 4'in height must be designed <br /> by a licensed professional,and plans must be submitted to the City for review prior to the approval of <br /> the permit.Tiered walls are considered one wall unless they are separated by at least twice the height <br /> of the lower wall. <br /> �Top of Foundation. The top of foundation elevation is NOT shown on the survey. Please have the <br /> (���surveyor call out the top of foundation elevation as well as show the point or spot where the top of <br /> foundation elevation is in reference to. Please note, we expect the location to be consistent when <br /> submitting the foundation as-built. <br /> e. The bottom 1'/:inches of one of the survey's missing. <br /> f. Please provide two copies of an updated,full-size certificate of survey which matches the landscape <br /> plan for our review. <br /> 2. Landscape Plan. A landscape plan was submitted, however: <br /> a. The bottom 1%inches of information missing. <br /> b. Trees are shown to be replaced within 75'of the OHWL. Are the trees being removed dead, diseased <br /> or dying? A Zoning Permit is required for tree removal with 75' of the OWHL. A copy of the Zoning <br /> Permit is attached. <br /> c. The landscape plan does not coincide with survey. Please coordinate and resubmit. <br /> Structural Plans. Only one set of structural plans submitted. Please submit another full set of structural plans. <br />
