Gustafson. From <br /> the letter, you can see both of your properties are in need of grading to prevent water problems. <br /> Mr. Radunz, I understand your frustration with this matter, but with minor grading and other <br /> minor work, the problem could be solved on your side. The problem is that you cannot always <br /> depend on your drain to work. Sometimes it freezes and sometimes it plugs up with leaves and <br /> debris and since you do not live there full time, you are not able to maintain it. A small swale <br /> from your garage to the front of your house would take overflow drainage and drainage that <br /> occurs past your drain. The engineer's proposal to add a landscape edging along the retaining <br /> wall would also be a good idea to keep any drainage from going through the wall and washing <br /> your rocks on to the neighbor's property. If this work was completed, the City would feel that <br /> you've done everything possible to help solve the problem. <br /> Mrs. Mattson, as you can see from the engineer's letter, you have some problems on your <br /> property also. Your driveway has over the years become too high to allow water from behind <br /> the garage to drain out and then it appears on your garage floor instead. Also I could show you <br /> with a level that your lot and sidewalk slope toward the house on the north side. So, not only <br /> drainage from uphill but drainage from your property runs in your foundation. You also have <br /> a downspout in the northeast corner of your house that dumps on the sidewalk that slopes toward <br /> your house. Mrs. Mattson, as you can see from the engineer's letter, the property downhill <br /> from you is also a concern. At the least, you should cut back your downspouts to just cross the <br /> sidewalk and let the drainage soak into more yard before it reaches the neighbor.
