MINUTES OF THE REGULAR COUNCIL MEETING HELD ON AUGUST 27, 1984. PAGE 7 <br /> �841 CRAIG WINTERS 3 . Prior to final plat approval , the developer must <br /> submit a plan of the total PRD designating the <br /> septic and building envelopes on each pad and that <br /> this plan shall be made a part of the public record <br /> and used as a guide in the development of each pad . <br /> 4 . Dedication of right of way for County Road 6 . <br /> 5 . City to acquire underlying r'oad and utility <br /> easement over road outlot upon final plat. <br /> approval. <br /> 6 . Revise road plans as follows : <br /> a ) Road must be paved with 3" of bituminous <br /> surfacing , an 8" base of Class 5 gravel , ditches 2 ' <br /> below centerline crown . <br /> b) Realign road (stations 6-10 ) to the north <br /> providing Pad 2 with an expanded building <br /> envelope. <br /> c) Relocate cul de sac by moving it further south <br /> 325 ' out of the wetland ( station 16 + 90 ) - Pads 5 & <br /> 6 to be served by shared , paved driveway. <br /> 7 . After the final drainage information is reviewed <br /> and elevations are confirmed, drainage easements <br /> to be designated over all wetland areas placed <br /> below the OHM of both the west and east wetlands. <br /> 8 . Permit approval is required by the MCWD. <br /> 9 . Outlot A must be combined with Hagfors property. <br /> Outlot B must be combined with Gehrman property. <br /> 10 . Payment of Fark Fee of $800 . 00 . <br /> One unit @ 5 acre density = $100 . 00 <br /> One pad contains existing house. <br /> 11 . Applicant placed on notice that alteration of a <br /> designated wetland will require a separate <br /> conditional use permit and that all improvements <br /> involving hardcover within commons area must <br /> maintain 26 ' setback from wetlands--Applicant <br /> should advise if�there will be a need to address <br /> variances with this review. <br /> 12 . The existing barn need not meet 150 ' setback from <br /> all lot lines but must be at least 150 ' from all <br /> house structures . <br /> Motion, Ayes (5 ) , Nays ( 0 ) . <br />
