i <br /> //� O� <br /> �O O <br /> �d - CITY of ORONU <br /> ,� �. �, I <br /> ti <br /> s '� RESOLUTION OF THE CITY COUNCIL <br /> ��9kESH�4�G NO. � � �' � <br /> � . <br /> A RESOLUTION GRANTING VARIANCES <br /> TO NIUNICIPAL ZONING CODE <br /> SECTION 10.25, SUBDIVISION 6 (B) <br /> FILE NO. #2435 <br /> WHEREAS, Jeff Litzau (hereinafter "the applicant") is the owner of the property <br /> located at 3433 Livingston Avenue within the City of Orono (hereinafter "the City") and legally <br /> described as follo��s: <br /> Lot 4 and West half of Lot 3, Block 5, Navarre Heights, Hennepin County, MN <br /> � (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes and the City of Orono Zoning and Planning Codes, the Orono Planning Commission <br /> held a public hearing on November 16, 1998, at which times all persons desiring to be heard <br /> concerning this application were given the opportunity to speak thereon; and <br /> VVHEREAS, the applicant has applied to the City for variances to Municipal <br /> Zoning Code Section 10.25, Subdivision 6 (B) to permit a residence with detached garage to <br /> be cc �tructed on a lot that is 75' wide where 80' is required, and a lot size of 10,113.75 sq. <br /> ft. �vhe�e 17,424 sq. ft. is required. <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File #2435. <br /> 2. The property is located in the LR-1C Zoning District, where 1/2 acre or 21,780 <br /> sq. ft. is the minimum lot area. The property consists of .23 acre or 10,113.75 <br /> sq. ft. <br /> 3. The Planning Commission reviewed this application on November 16, 1998 and <br /> recommended approval by a vote of 6 to 0. <br /> 4.
