This letter is our official decision and findings regarding <br /> this matter. <br /> ISSUE Do the windows installed in the bedrooms of the residence <br /> under construction at 2607 West Lafayette Road comply with <br /> the letter and intent of UBC Section 1404? <br /> FINDINGS AND DECISION OF THE BUILDING CODE BOARD OF APPEALS <br /> l. The windows as installed in this situation do not conform to <br /> the letter and intent of UBC Section 1404 and are not "approved" <br /> operable egress windows. <br /> 2. At least one window or door must be provided in each of the <br /> four "bedrooms" that does comply with the letter and intent <br /> of UBC Section 1404. <br /> 3. The design for replacement of •the existing windows with new <br /> units must be submitted to and approved for egress by the <br /> Building Official. <br /> 4. The Board of Appeals has the following comments and concerns with <br /> the windows installed in this residence as applicable to egress <br /> operation: <br /> a) Conventional operation must assume sliding of three panels and <br /> cannot be assumed to require removal of the panes from the opening. <br /> b) The handle on each glass pane is too small for handicapped grasping <br /> or for leverage in an emergency. <br /> c) The glass does not easily slide in the track. . <br />� d) The number of cam locks is a concern. <br /> e) The location of the top cams is a concern, especially for short <br /> people, children or the handicapped. <br />
