RFGULAR PZEETING OF THF OR0210 COUNCIL, rI0�7�liB�R 13, 1979 Page 4 <br /> Alan Olson, City Planner, entered into the record SUADIVISION <br /> the rec;uest for a final subdivision of [�illiam R. 1405/1485 Sixth Ave. N. <br /> Pearce, 1405/1485 Sixth Avenue North, dated #495 <br /> Noveriber 7 , 1979 , which states: William Pearce <br /> Zoning District - LR-lA <br /> Total area - 34. 3 acres <br /> Subdivision - 2 lots - Psetes and Bounds Division <br /> isr. Pearce proposes a metes and bounds division of <br /> 34. 4 acres into two lots. There is adequate dry <br /> buildable in both lots; the 10. 1 acre lot has <br /> the necessary two acres of dry contiRuous land and , <br /> a total of six acres dry buildable exclusive of ' <br /> wetlands. The t�ao new residential lots �vill be <br /> served by the existing driveway. Private dr_iveway <br /> and utility easements will be created over the <br /> northern part in favor of the southern part. There <br /> are two designated wetlands and a creek (Holy Name <br /> Creek) �aithin the property and Planninc� Cor►rlission <br /> recommends the City take a flowage and conservation <br /> easement over all three. Pearce, 1405/1485 Sixth Avenue P7orth, <br /> subject to the following conditions: <br /> l. The two new residential lots being served b�� <br /> the existing easement for a private driveway <br /> 2. This subdivision results in t�ao residential <br /> building sites, the first beinc� the "rdorthern <br /> Part" and the second being the "Southern Part" <br /> as shown on Exhibit D. <br /> 3. Access to both building sites shall be by means <br /> , of the existing private driveway and nrivate <br /> driveway and utilitv easements to be created <br /> over the Northern Part in favor of the Southern <br /> Part. <br /> 4.
