Purpose. <br /> The LR-1 B one-family lakeshore residential district is intended to provide a district which will <br /> allow a combination of inedium-density residential developments and limited agricultural activity. <br /> Planned residential developments may be allowed by conditional use permits. The proposed land <br /> use may not endanger the quality of stormwater runoff into Lake Minnetonka or Long Lake. <br /> Because of the location of the district near Lake Minnetonka or Long Lake, special regulations are <br /> necessary to protect these natural resources from the effects of dense development. This district <br /> shall have immediate access to highways and public sanitary sewer. <br /> (Code 1984, § 10.24(1)) <br /> Sec. 78-327. Permitted uses. <br /> Within the LR-1 B one-family lakeshore residential district, no land or structure shall be used <br /> except for one or more of the following uses: <br /> (1) City-owned public service structures that have been approved by the city council after <br /> the required public hearings for public improvement projects, provided that: <br /> a� All buildings are located at least 50 feet from any adjacent property zoned for <br /> residential use. <br /> b� The architectural design of the structure is found to be compatible with the <br /> surrounding area. <br /> �� If the city proposes amendment to the approved design plans or the placement <br /> of the structure, notice of the proposed changes shall be mailed to all property <br /> owners within 350 feet of the parcel on which the structure is to be located. If <br /> the proposed structure is to be located within a public right-of-way, property <br /> owners within 350 feet of the structure shall be mailed notice of the proposed <br /> changes. Notice shall be mailed at least 14 days before the council meeting at <br /> which the amended plans will be considered. <br /> (2) Gardens. <br /> • �3) Municipal buildings. <br /> �4) Nonrental guest apartments (no exterior ingress or egress). An apartment within the <br /> principal residence structure on a lot for the sole use of the occupants of the principal <br /> residence, including their domestic employees or nonpaying guests.
