The #448 <br /> developer has removed the non-conforming gravel Kelly Avenue Holding Co. <br /> parking area on Lots 2 & 3 and seeded the disturbed <br /> area. <br /> The applicant has furnished for staff' s review the <br /> following items requested in Planner' s memo of <br /> April 26 , 1979: � <br /> l. Certified copies of deeds for Tracts B & D, <br /> RLS 1428, noting access easement over Tract C <br /> 2. Declaration of Covenants, Conditions and <br /> Restrictions <br /> 3. Articles of Incorporation, Navarre Cove <br /> Homeowners Association of Orono <br /> Councilmember Hurr requested that six boats only <br /> be i.ncluded in the resolution that was presented. <br /> Hurr moved, Butler seconded, to adopt Resolution RESOLUTION #1058 <br /> #1058, A Resolution Approving The Plat Of Navarre Navarre Cove <br /> Cove, amended to include six boats only being <br /> allowed. Motion, Ayes (5) - Nays (0) . <br /> P4r. Alan Olson, City Planner, entered into the CONDITIONAL USE PERt4IT <br /> record the request of Lowell Zitzloff for a BUILDING PLAN REVIE�a <br /> conditional use permit and building plan review 3850 Shoreline Drive <br /> for 3850 Shoreline Drive, dated July 30, 1979 #481 <br /> which states: Lowell Zitzloff <br /> This is a combined application to approve a com- <br /> mercial building permit for the property at 3850 <br /> Shoreline Drive, and to approve a conditional use <br /> permit for retail use of a portion of the proposed <br /> building. <br /> The proposal meets all lot area/width, setback and <br /> parking requirements of the B-5 zone. <br /> REQUIRED PROPOSED <br /> Lot area 20,000 4JJ, 775 <br /> Lot width 100 ' 175' <br /> Front setback 35 ' 72 ' <br /> Side setbacks 15' 15 ' east/20' -26 'west <br /> Rear setback 35' 44' <br /> Parking 30 39 <br /> Building Use - includes permitted offices (3 , 600 sq. <br /> ft. ) and unspecified types of limited retail sales <br /> 1,500 sq. ft. ) plus Mr. Zitzloff' s Auto Parts Store <br /> (1,600 sg. ft. ) to be relocated from its nresent <br /> spot at 3500 Shoreline Drive.
