Alan Olson, City Planner, entered into the SUBDIVISION - ROAD <br /> record this memo regardinc� the road status for Tonkaview Lane <br /> St�ven Valek, Tonkaview Lane, dated P4arch 28, ;`449 <br /> 1979 , which states: Steven Valek <br /> `1'his subdivision has eight units , seven of which <br /> will have access off the proposed road. The dead- <br /> end road is about 1100 feet long with nrovision <br /> for future extension north and continuation <br /> through other pro�erties. <br /> The draft recommendation for road classification <br /> provides that with four or fewer units, a dead-end <br /> road would always be private, and with 13 or more ' <br /> units, a through-public road would always be <br /> required. Acceptable cul-de-sacs with up to 12 <br /> units could be up to 1000 feet lonc� for public <br /> and 2000 feet long for private roads . These <br /> lengtlis are somewhat arbitrary but they do reflect <br /> maintenance time and costs per benefiting ProPerty. <br /> On this basis , the Valek road would be a private <br /> cul-de-sac. I3owever, if the road is ever continued <br /> through, then it should become a public street. <br /> �he construction should be five-ton rating, 24 f_t. <br /> caide on a 60 ft. riglit of way. <br /> Because the classification criteria are suhjective, <br /> there is iaom for a policy decis�on on this projec't, <br /> but staff does recoru-�end that the road be built <br /> as a private road with the City taking over <br /> maintenance resposibility when it is continued <br /> through to other properties. If the Council <br /> should decide to have the road dedicated on the <br /> plat, then a public acceptance should c��ait <br /> for at least 75o build-out to keep construction <br /> related maintenance the developer' s responsibility. <br /> Council I4eeting - April 3, 1979 <br /> Butler r_loved, P4assengale seconded, that the intent <br /> of the Council is that the road for the Valek <br /> property on Tonkaview Lane be a public road. <br /> P4otion, Ayes (4) - Nays (0) . <br /> Fiennepin County Comrlissioner E.
